”Transformers 2011: New Energy!”
Lecture by Mr. Ron de Goeij Architect and CEO

Transformation literally means to transform, to deform or to recreate. A transfiguration,is that what we expect of our buildings? Perhaps not. Fortunately transformation also refers to energy, namely the conversion of it. We might be in search for that. New energy!
The office vacancy rate in the Netherlands is shocking. These figures can not only be attributed exclusively to the economic crisis. There are much more factors that play a role in this part. With this presentation I will focus at the capacity of buildings to adapt to modified circumstances. Hereby it does not matter whether these circumstances are economically, demographically, culturally or climatologically. We simply don’t know that yet.
In fact it was already said by Charles Darwin (1809-1882): “It is not the strongest of species that will survive, nor the most intelligent, but the one most capable to adapt.”
The same applies to buildings. They must be adapt able adapt to modified circumstances. As a fundament for new energy and dynamics, that will be brought to the building typically by these modified circumstances.

Why don’t German funds invest in Dutch housing real estate?

Although German investors actively invest in Dutch commercial real estate we don’t find them as investors in traditional housing real estate.
Why? Generally spoken the exit by this kind of investments in the Netherlands is far better as in Germany.

We do need real TRANSFORMATION.

Tilburg is a true comeback city. During the 1960s the textile production shifted to other countries, whereupon Tilburg had to seek ways in which to diversify its economy. Nowadays Tilburg has become one of the major logistic hotspots in the Netherlands. Peter Noordanus, Mayor of Tilburg and vice mayor of Tilburg, Erik de Ridder will comment on this remarkable change.

As the subject “transformation” is one of the most discussed challenges for the near future in urban- and real estate development. HPP is organising a panel discussion with leading Dutch architects about this topic. 13.45 Is Dutch real estate sexy enough for German investors? HPP debate II:

Not only are the financial opportunities of an investment nowadays factors that German Investors are looking for. The design and sustainability plays a significant role in the selection of commercial real estate investments. HPP wonders whether by the development of Dutch commercial property these aspects are used during design and development. With a different background, culture, legislation and the daily reference of German property, German investors will probably judge investment proposal in a different way. Do Dutch developers give enough attention to these requirements by the development of commercial property for investors?
In a moderated panel discussion the Panelist will search for an answer.

14.45 CMS Law.Tax GREEN LEASES – REAL GROWTH CMS pan-European Green Leases Survey Results presented by Mr. Bruno Duquesne, Mr. Dirk Rodewolt and Mr. Arnout Scholten

With an increasing pressure from investors and tenants alike, “green buildings” are becoming the standard both technically and value wise. The focus is now shifting to the “green” aspects of lease contracts. This is an area we know well. Across Europe we are increasingly advising clients on such questions. We notice differences and similarities. Charting out market practice in Europe is only a small step with over 720 real estate practitioners and a presence in 48 business centres across 23 European countries.
The CMS European Green leases survey provides insight into the legal provisions of “green leases” in three areas: the building, the use of the building and incentives to keep it “green”. It draws comparisons between countries across Europe and identifies forward-looking trends in the use of green clauses. During the GREEN LEASES – REAL GROWTH seminar we will share some of the most striking findings.

In both art and science objective observation has always been paramount to understanding the nature and behaviour of that which is being observed. However, objective observation does not in itself lead to progress. It is in how we apply the knowledge gained from our observations, in how we translate, redefine and apply this knowledge, that true transformation can occur. In architecture we not only have to engage extensively with the objective, but we also have to find the correct balance within the subjective-objective relationship in order to create well balanced, responsive architectural concepts and solutions.

Europaweite Umfrage von CMS zu umweltfreundlichen Mietverträgen

Vor dem Hintergrund eines zunehmenden Interesses von Investoren wie auch Mietern werden umweltfreundliche Gebäude zum Standard und dies sowohl in technischer Hinsicht als auch im Hinblick auf die Wertentwicklung. Die Aufmerksamkeit richtet sich nun auf die umweltfreundlichen Bestandteile von Mietverträgen. Diesen Bereich überblicken wir sehr gut. In zunehmendem Maße beraten wir Kunden in ganz Europa zu diesen Fragen. Wir kennen die Unterschiede und die Gemeinsamkeiten. Mit mehr als 720 Immobilienprofis und einer Vertretung in 48 Wirtschaftszentren in 23 europäischen Ländern ist die Erfassung der marktüblichen Vorgehensweisen und Gepflogenheiten in Europa nicht mehr und nicht weniger als eine leichte Übung.
Die Umfrage zu umweltfreundlichen Mietverträgen von CMS gibt Aufschluss über die rechtlichen Bestimmungen von umweltfreundlichen Mietverträgen in drei Bereichen: das Gebäude, die Nutzung des Gebäudes und Anreize zur Aufrechterhaltung seiner Umweltfreundlichkeit. Es werden Vergleiche zwischen den europäischen Ländern gezogen. Dabei werden zukunftsweisende Entwicklungen bei der Verwendung von Umweltschutzklauseln aufgezeigt. Im Rahmen des Seminars mit dem Titel UMWELTFREUNDLICHE MIETVERTRÄGE – ECHTES WACHSTUM werden wir einige der bemerkenswertesten Ergebnisse präsentieren.
